5 Reasons to Buy Property in Kalkan

4 July 2020

Once you’ve made the decision to buy property on the Turkish Riviera, your next step is to choose your location. There are so many wonderful options along the Mediterranean coast, but Kalkan is the jewel in its crown.

Popular with both holidaymakers and those who seek to live full-time in Turkey, Kalkan has a growing reputation as one of the area’s most prestigious resorts. Set against a backdrop of the towering Taurus mountains, Kalkan’s genteel atmosphere attracts those who seek the finer things in life. It is lively without being over the top; refined elegance is the order of the day (and night).

The famed old town, with its whitewashed buildings and explosions of colourful bougainvillea, is perhaps Kalkan’s most beloved area. However, there are five other districts that easily compete on merit. Here are the main reasons to consider buying property in Kalkan.

The lucrative rental market

Many Kalkan property buyers have discovered the benefits of buying accommodation to rent to the growing tourist sector. If you’re looking for a buy-to-let investment, rental yields in Kalkan are the highest on Turkey’s Mediterranean coast.

Officially, the season starts in May and runs until the end of October. With full occupancy, owners can expect a yield of up to 9% over these six months. Yet, with some airlines offering flights as early as April and with increasing options throughout the winter, there is also potential to rent to out-of-season visitors.

To give you an idea of property available in Kalkan, a rooftop penthouse with a private pool could be yours for as little as £100,000 – no surprise the area is attracting investors from around the globe!

Superb luxury properties

While Kalkan retains the atmosphere of a traditional Mediterranean fishing village, when it comes to property the emphasis is on luxurious accommodation. Stunning villas with floor-to-ceiling windows allow you to revel in the scenery, while the thought of relaxing in an infinity pool, glass of something chilled and delicious to hand, is hard to resist and remains the ultimate dream.

If that’s out of your budget, never fear. While the properties are high-end, the prices don’t have to be. There are apartments for sale in Kalkan with uninterrupted sea views from just £80,000 – especially attractive to first-time buyers.

Luxury property in Kalkan comes with all mod cons, the comfort of its occupants being paramount. Spacious, open living spaces make the most of the natural light and help make high-summer temperatures more bearable. It’s also worth noting that even the most modern buildings are designed to fit in with Kalkan’s overall ‘look’ – they don’t jar or seem out of place.

The market is sound

It’s fair to say the Turkish property market has had its problems. Plans some years ago to revitalise the real estate sector stumbled, as an oversupply of housing in some areas led to stagnation.

When it comes to property in Kalkan, this isn’t an issue. Much of the land around the town is protected by the local council, which means new builds aren’t allowed. With supply limited, and with Kalkan becoming an increasingly sought-after area, it means there are always people ready to buy. If you decide to sell again later, you’ll find plenty of interest.

A desirable lifestyle

As mentioned, Kalkan is one of the most exclusive resorts on the Turkish Mediterranean coast. It’s a place to see and be seen, attracting those who appreciate quality rather than 24-hour party people.

It’s a popular destination among the sailing community – sea-goers of every nationality moor up at Kalkan harbour. They’re keen to sample the town’s many delights, from delicious food at a rooftop restaurant to an evening of family entertainment.

It’s easy to get around

Whether you’re looking at local or international travel, Kalkan has excellent transport links. There’s a comprehensive local bus system, with the otogar (bus station) located in Ortaalan, the newer part of town, and numerous taxi services.

Kalkan sits on the D400 – a major highway running across Turkey from Datça, in the west, to the Iranian border at Esendere in the east. This gives easy access to other towns, cities and regions, whether you prefer to drive yourself or take advantage of Turkey’s cross-country bus services.

For overseas travel, Antalya and Dalaman airports are both within easy reach of Kalkan. They offer frequent direct flights to major destinations throughout the summer, as well as a regular domestic service to Istanbul. In addition, Antalya serves several international routes over winter.
