Where Are the Best Places to Buy a Villa in Antalya?

Best Places to Buy a Villa in Antalya? 17 February 2021

Each year, thousands of visitors flock to Antalya and fall in love with Turkey’s Turquoise Coast. Some are long-standing devotees, returning season after season, while others are discovering it for the first time. As they leave, those in both camps say, “Wouldn’t it be great to live here?”

While moving to Turkey remains a dream for many, others begin to make plans. A permanent relocation isn’t for everyone, of course, so some will decide to invest in a holiday home in Antalya. As well as owning their very own piece of the Turkish Riviera, they benefit from additional income through the lucrative holiday rental market.

If you’ve decided it’s time to take the plunge and buy a villa in Antalya province, your first decision is where it should be. It’s one thing to visit the area as a tourist, but when you’re buying your own property you want to get it right. Your choice may also depend on whether you plan to rent out your villa or keep it solely for family use.

To help you narrow down your options, here are three key areas you might want to consider.

Exclusive Kalkan

Exuding refinement, Kalkan is the most prestigious and upmarket resort in Antalya. That doesn’t mean it isn’t lively – there’s plenty of nightlife and activity for those who seek it. But Kalkan attracts those who insist on quality. It offers outstanding accommodation, superb food and a more sophisticated ambience that’s a world away from the 24-hour party resorts.

Kalkan has been described as the Turkish equivalent of Italy’s Amalfi Coast, and as such attracts buyers who want a similar environment. Holiday rental yields here are the highest of Turkey’s coastal towns; owners can realise up to 9% with full occupancy over the ‘official’ season, which runs from the start of May through to the end of October. There is also potential from the out-of-season market too, however, as increasing numbers of people choose to take advantage of Antalya’s temperate winter climate.

Over the past year, the impact of Covid-19 has seen a surge in demand for detached coastal properties in Kalkan, primarily among Turkish buyers from urban areas looking to escape higher infection levels in the large cities. This has seen prices increase by at least 20% - whereas villas for sale in Kalkan might have started at $200,000 for a modest three-bedroom property in 2020, the same property will now cost $250,000. If you are looking for a contemporary four-bedroom villa in Kalkan, featuring high ceilings and windowed walls with spectacular sea views, you can expect prices from $350,000. To get a better idea of how far your money will go, look at our extensive range of villas for sale in Kalkan here.

Affordable Alanya

When imagining their perfect holiday home in Antalya, a villa with a sea view is high on most people’s wish-lists. Such properties command a premium price, but that need not be a barrier.

While some of the more prestigious areas might be out of reach, others – such as Alanya – offer excellent value for money. The scenery is still breath-taking, the sun just as warm, the lifestyle equally relaxed.

In the districts of Kargıcak or Oba, for example, you can find modern villas with sea views from just $200,000. If you’re willing to look just a little further away from the coast, you will find properties for sale in Alanya below this amount. Tepe, for instance, is a modern and elegant neighbourhood just a few kilometres from the town centre and boasting excellent amenities.

All three are excellent choices if you are considering investing in a holiday home. As a key tourist resort, Alanya offers great potential for maximising rental income and is served by two airports – Antalya and Gazipaşa. Antalya Airport operates an extensive international and domestic flight programme throughout the season, as well as a reduced schedule during winter. The newer Gazipaşa Airport, just a 40-minute drive from Alanya, has direct flights to and from Europe as well as Istanbul, a gateway to the rest of the world.

And, if you need a taste of big city life, Antalya is just 130km away. Renowned for its cosmopolitan atmosphere and excellent shopping facilities, it’s a direct and easy drive along the D400.

Beautiful Belek

Enjoying a high profile as the golfing capital of Turkey, Belek is a popular choice with those interested in purchasing Antalya real estate.

Buy-to-let investments attract both summer tourists and winter golfers, offering attractive yields year-round if desired. Meanwhile, those considering a permanent move often buy their ideal home in Belek as it is quieter than some of the main resorts while still being close to all amenities.

A growing trend is for people to commission a custom-built villa, ensuring they truly end up with the home of their dreams in Antalya. Mehmet and the Properties Antalya team are familiar with every step of this process, from identifying the right plot of land through to completion. In addition, they are experienced in property and rental management – so if you’re not planning to live in Turkey full-time or plan to let your villa, you couldn’t leave it in better hands.

Despite its reputation as such a sought-after area, villas for sale in Belek can be surprisingly affordable – some properties are on the market for under $200,000. You can view our full portfolio of homes in Belek here.
