Is Buying a Holiday Home in Antalya a Good Idea?

14 June 2021

If you love your holidays and return time after time, you might consider buying property in Antalya. Owning a holiday home abroad has become increasingly popular in recent years, as people enjoy being able to take advantage of the laidback Mediterranean lifestyle whenever they feel like it.

If you have no plans to move to Turkey full time, you’ll have different priorities and ‘must haves’ when it comes to choosing a property than if you intend to relocate permanently. So – is buying a holiday home in Antalya a good idea? Here’s what you should consider.

A source of income

Many people choose to rent out their holiday home as a way to make extra money. As ever, location is key – upmarket Kalkan, for example, has the highest rental yields in Antalya at between 9-10% annually. A luxury villa with pool and panoramic sea views can easily command GBP 2,500 per week in peak season.

Be aware that you’ll need to abide by various laws that apply to property rentals, such as ensuring all guests are registered on an online system. It will be your responsibility to keep up to speed with any regulation changes. You could also be liable for paying tax on the rental income. You may decide it’s worth appointing an agency to deal with lettings on your behalf, especially if you’re not resident in Turkey full time.

Fun for you (and all the family)

The best bit about owning your own holiday home is being able to escape to it whenever you like (unless it’s rented out, of course). You can have your pick of prime holiday dates and it’s no problem if you fancy a spur-of-the-moment break.

You can also offer it to family and close friends, free of charge or at low cost. You could decide to spend the whole summer in your private villa in Antalya, hosting guests on a regular basis.

It’s likely you’ll suddenly find yourself very popular, so it’s wise to set some boundaries up front, such as when you’re prepared to make your holiday home available or limiting how many people you have to stay at a time.

Cheaper holidays

If you’ve only got to pay for flights and spending money, family holidays can suddenly become quite a bit cheaper when you own your own accommodation. If you usually have several breaks a year, you could find you’re making considerable savings.

There’s often fierce competition to snap up flights when the airlines release new dates, as they are usually cheaper the earlier you book. It might mean an early start in front of your computer, but the lower prices are worth it.

Don’t forget the costs

There’ll still be maintenance costs, even if your property in Antalya isn’t occupied full time. You’ll need someone to keep it clean and take care of the pool and garden. There’ll still be utility bills to pay, too. If you plan to rent it out, you’ll need to ensure furnishings and equipment is in good repair. And what if there’s an emergency, like a smashed window or leaking roof?

The easiest solution might be to hire a property management company in Antalya to do all this for you. While it’s an additional cost, it’s a small price to pay for peace of mind.

Why buy in Antalya?

If you come on holiday to Antalya, you’ll know what a wonderful, vibrant place it is. There are so many attractions to visit and so much to do. The area is home to some of the best beaches in the world, and there are frequent flights to and from Antalya International Airport all year round. The temperate climate means there are days when you can sit outside and enjoy the sunshine even in winter.

Antalya also offers excellent value for money. You’ll get more bang for your property buck than in many European countries, with low maintenance and living costs to boot.

All you need to decide is what kind of property would suit you best. Would you prefer a modern beach apartment with plenty of facilities in easy reach, or a private villa with its own infinity pool? Browse our portfolio here to get an idea of what’s available and would suit your requirements.
